Louis Vuitton Parent Company Acquires 220 Post Street in San Francisco’s Union Square for $48 Million
Six-story, 38,400-square-foot commercial property trades at $1,250 per square foot as luxury conglomerate expands downtown footprint.

Louis Vuitton USA Inc. has completed the $48 million acquisition of 220 Post Street, a prominent six-story commercial retail building spanning roughly 38,400 square feet in San Francisco's Union Square district. First reported by the San Francisco Chronicle, the property transaction closed during the week of October 16, 2026, at a valuation of approximately $1,250 per square foot. While the luxury conglomerate's exact plans for the building remain unannounced, real estate analysts note the site could anchor a new flagship store, house another LVMH Moët Hennessy Louis Vuitton brand, or serve a specialized hospitality function.
The historic structure along Post Street carries a storied retail lineage in downtown San Francisco, having previously housed the Saks Fifth Avenue men's store until its closure in 2016, as well as an Eddie Bauer flagship and an original Abercrombie & Fitch location. Property records reflect dramatic valuation shifts over the past decade: City Center Realty Partners and Angelo, Gordon & Co. bought the building for $73 million in 2016, and previous ownership reportedly rejected an $83 million acquisition offer from LVMH before the pandemic. In 2023, lender Aareal Capital foreclosed on a $56 million loan tied to the vacant property.
Louis Vuitton currently operates an established leased storefront two blocks away at 233 Geary Street directly facing Union Square Plaza. Commercial brokers and retail hospitality consultants across San Francisco, Walnut Creek, and Palo Alto viewed the $48 million all-cash purchase as a major vote of confidence in the long-term resilience of downtown San Francisco's luxury shopping core. Direct ownership of real estate along Post Street allows global luxury houses to invest in custom architectural renovations without commercial lease renewal uncertainties.
Municipal economic development officials and members of the San Francisco County Board of Supervisors welcomed the high-profile acquisition as part of a broader revitalization program across the Union Square business district. Planning department staff noted that streamlined historic preservation reviews and streetscape security grants have helped attract long-term institutional capital back to downtown commercial corridors. Property tax assessments generated by the $48 million sale will also contribute directly to county municipal revenues.
Commercial real estate observers, neighborhood merchants, and residents can track architectural permit filings and tenant improvement applications for 220 Post Street through the San Francisco Planning Department portal at sfplanning.org or via the Union Square Alliance at visitunionsquaresf.com. Public design review committee hearings will be scheduled once formal renovation blueprints are submitted to city officials. General inquiries regarding Union Square retail development programs may be directed to the district office at (415) 781-7880.
