Commercial Consortium Explores High-Density AI Computing Facility at Vacant San Francisco Centre Space
Investment partnership submits preliminary zoning inquiry to convert upper retail floors of former Market Street shopping complex into specialized computational infrastructure.

An investment partnership led by real estate development firm K-G Growth Partners and an unnamed enterprise artificial intelligence laboratory submitted a preliminary zoning inquiry on Tuesday to explore converting vacant upper floors of the San Francisco Centre complex on Market Street into a specialized urban data center. The conceptual proposal seeks to repurpose the multi-level retail space formerly occupied by Bloomingdale's to host dense AI compute racks, fiber-optic distribution hubs, and advanced liquid-cooling loops.
Planning documents filed with the San Francisco Planning Department indicate that the development team highlighted the building's robust structural floor load capacity, direct subterranean access to high-capacity municipal power conduits, and close proximity to major trans-bay fiber corridors along Market Street. The plan envisions retaining ground-floor retail storefronts and street-level restaurants while utilizing 180,000 square feet of enclosed upper-level floor space for secure enterprise server deployment.
Municipal leaders and economic development commissioners expressed cautious interest in adaptive reuse models for vacant downtown department stores, noting that attracting frontier technology employers can breathe vital economic life into the Mid-Market corridor. However, city planning officials emphasized that any formal data center application will face rigorous municipal scrutiny regarding electrical grid demands, municipal water consumption for cooling systems, and compliance with local noise-mitigation ordinances.
Downtown residents, retail merchants, and urban technology analysts can track the preliminary project assessment and submit community feedback online at sfplanning.org. Questions regarding downtown commercial zoning regulations, public hearings, and adaptive reuse policies may be directed to the San Francisco Planning Department Monday through Friday at (628) 652-7600. A formal environmental evaluation and community open house would precede any legislative action by the Planning Commission.
